What is a Commercial Inspection?
A commercial inspection or otherwise known as a Property Condition Assessment (PCA) is to provide the potential purchaser, owner or tenant of the property with an independent, non-biased, visual assessment and objective view of the overall general condition of the property.
All buildings periodically need and require maintenance, updates, repairs and replacements over time. A commercial inspection is designed to help understand the overall condition of the building at the time of assessment which can be used for generating budgets, scheduling capital improvements, planning and specifically a tool in possibly negotiating for pre-purchased needs as part of your due diligence.
A Property Condition Assessment (PCA) is performed for a variety of buildings types, whether you are contemplating pending the purchase of a building / business, maintaining your building or selling a building, a PCA will give you a better understanding of the overall conditional of the property at time of assessment.
A PCA are performed for all types of buildings and businesses. They can apply to but not limited to, condo and townhouse complexes, apartment buildings, office buildings, restaurants, strip malls, warehouses, mixed-use commercial, retail stores, store fronts, medical buildings and professional buildings.

What is the scope of the Commercial Inspection?
The assessment is designed to verify and define the conditions of many aspects of the building and its surroundings. The scope of assessment will be carried out on a visual, non-invasive basis and to readily accessible areas only. The assessment includes an overall observation and evaluation of the pertinent building systems including, but not limited to, lots and grounds, walk ways, physical deficiencies, structural members and building envelope, mechanicals, electrical, plumbing, interior and exterior elements, surrounding grounds, deferred maintenance, life expectancy, possible health, safety and environmental concerns such as mold, lead, asbestos and the overall property conditions and features.
The Property Condition Report (PCR)
Upon completion of your Property Condition Assessment (PCA), a Property Condition Report (PCR) will be provided to you in a typed fashion, incorporating digital photographs for support of any deficiencies, repairs, replacement and any general conditions or issues we wish to bring forward. We will provide all reports on a per building basis, typically within a few business days after the assessment has been performed in its entirety. However, delivery times may vary pending on overall conditions of structures.
Property Condition Assessment Fees
Commercial property characteristics and conditions do vary and every commercial property is different in their use, style, square footage and current functionality. Therefore, fees are based on each individual property.
